A recent report from Niche.com, makes me feel pretty good about the place I call home. Niche ranks San Antonio’s Northeast Inner Loop the eighth best place to live in Texas and the best place to live in the Alamo City. Residents here mostly identify with the area refer through its three primary neighborhoods of Oak Park, Northwood or Terrell Heights. These 78209 regions are inside of Loop 410 and border New Braunfels Avenue to Austin Hwy and Harry Wurzbach Rd.
Estates to Bungalows
The Niche article states the median home price at about $385,000. However, there are several multi-million-dollar properties found throughout the area. Even with these luxury properties, homes in Northeast Loop often sell lower per square foot compared to other areas of 78209.
Small Town Feel
Each of the neighborhoods in the Northeast Inner Loop features unique architecture. Many residences are custom built or constructed before modern subdivision planning, so no two homes are alike. Homes here have character and further distinguished by their typically well-tended lawns along the oak lined streets. I find the Northeast Inner Loop to be a very friendly community. Whether out for a run, bicycle ride or walking the dog, people smile and wave. A popular event is the annual 4th of July parade hosted by The Oak Park/Northwood Neighborhood Association. The organization meets every third Tuesday. It’s an excellent way to learn more about the community.
‘A’ Rated Public Schools
The Northeast Inner Loop area shares two school districts: Alamo Heights ISD and Northeast ISD, which Niche gives an ‘A’ rating to both. Families from both school districts get to know each other through the church’s they attend or through youth sports. These are a big part of the neighborhood culture and adds to the community bond of Northeast Inner Loop.
Forget the Freeway
Another big benefit for this section of 78209 is the ideal geographic location. There are many excellent shopping and dining options to explore without having to get on a freeway. Broadway, Nacogdoches Rd. or New Braunfels Ave. will get you to most of the places like The Quarry, Sunset Ridge Shopping Center, Lincoln Heights, or boutiques on Broadway. If you need to travel to other parts of town, like downtown, Stone Oak or Northwest S.A., easy access to Highway 281 and Loop 410 will get you there in 15-20 minutes, depending on traffic.
Solid Value
78209 is better known for the cities of Alamo Heights or Terrell Hills, but Oak Park, Northwood, Terrell Heights are the value gems. Homes here are typically on bigger lots and priced lower per square foot than the more centrally located areas of the zip code. I’ve lived the Northeast Inner Loop for more than a decade.
