The AI boom is reshaping San Antonio's landscape. According to the National Association of REALTORS'® newly released "2026 Data Center Impact' report, Bexar County ranks 8th in the nation for data centers — placing our market at the center of one of real estate's biggest emerging questions: what happen to home values near these facilities? That ranking isn't hype. More than 30 data centers already operate across the county, with more in the pipeline.
Data Impact
The encouraging takeaway: NAR found no evidence that data centers weaken housing markets. The report states Bear County home values increased by 108% from 2014-2025. Nationally, counties with 10 or more dat centers post a median home value of $431,750, versus, $174,500 where none exist — and those high-contcentration markets saw values climb 95% over the past decade, compared with 64% elsewhere.
Commercial owners may benefit most: half of surveyed agents reported rising commerical values near data centers, and 42% saw stronger demand for nearby industrial land.
Electric Shock
There are trade-offs to watch. Residential electricity rates rose 21.4% in high concentration counties from 2020-2024, versus 15.7% elsewhere. The report showed a 24% residential electricity indreased from 2020 to 2024.
