Congress just delivered a rare bipartisan win for housing affordability. The House passed the 21st Century Road to Housing Act 358-32, following the Senate's 85-5 approval — clearing the way for President Trump's signature. For home buyers, this is one of the most significant housing packages out of Washington in 30 years.

The bill's 45 provisions target the root of the affordability crisis: a shortage of 4.03 million homes nationwide. Key changes that directly benefit buyers:

 

•       Faster permitting and reduced red tape, aimed at lowering construction costs and timelines — which can translate to more inventory and better pricing

•       Restrictions on large institutional investors buying single-family homes, reducing competition for everyday buyers

•       Deregulation for small banks and credit unions, encouraging more lenders back into the mortgage space
