December 2025 San Antonio Housing Market Update & Report

Sales momentum improved at year’s end as stable pricing and balanced inventory gave buyers more choice and kept sellers competitive in an evolving market.

The San Antonio housing market closed out December 2025 on steady footing, showing signs of renewed buyer activity while prices remained largely stable. According to the latest MLS report from the San Antonio Board of REALTORS (SABOR), a total of 2,854 homes sold during the month—an 8% year-over-year increase that points to improving momentum as the year ended.

Pricing data suggests a market that is recalibrating rather than shifting dramatically. The average home price rose modestly to $375,539, up 2% from last year, while the median price dipped slightly to $309,990, a 2% year-over-year decrease. Price per square foot averaged $171, down 3%, reflecting small adjustments across select segments rather than broad price declines.

Inventory conditions continued to favor buyers, with 5.25 months of inventory—generally considered a balanced market. Active listings increased 8% year over year to 14,441, giving buyers more choice and leverage. At the same time, new listings declined 14%, signaling that some sellers are taking a more cautious approach. Pending sales also dipped 11%, suggesting buyers are moving forward more deliberately. Homes spent an average of 92 days on the market, up 15% from last year, as buyers took additional time to evaluate options. Still, pricing discipline remained strong, with 91.2% of homes selling close to their original list price.

Rental activity also remained robust. Active residential rental listings climbed 20% year over year to 5,060, with the average rent reaching $1,744—underscoring continued demand in the rental market.

Both new construction and existing homes followed similar patterns, though new builds tended to sit on the market longer as builders adjusted strategies to match buyer affordability and demand.
