How to Protest Your 2025 Property Tax Assessment in Bexar County

If your 2025 property tax notice made your jaw drop, you’re not alone.

If your 2025 property tax notice made your jaw drop, you’re not alone. Rising home values across Bexar County are pushing many assessments—and tax bills—higher than expected. But as a property owner, you have the right to protest your valuation.

What You Can Do

Start by reviewing your 2025 appraisal notice from the Bexar Appraisal District (BCAD). Then take action:

Step 1: File Your Protest

You have until May 15, 2025, or 30 days after your notice was mailed (whichever is later) to file. Submit your protest:

  • Online at bcad.org
  • By mail using the form included with your notice
  • In person at the BCAD office

Step 2: Gather Your Evidence

Strong evidence can lead to a lower valuation—and a lower tax bill. This includes:

  • Comparable home sales
  • Photos of your home’s condition
  • Recent appraisals or inspection reports
  • Corrected information about square footage or amenities

Here’s how I can help: As a local real estate professional, I’ll provide you with a complimentary Comparable Sales Report tailored to your property. It’s an essential tool for building your case—and I’m happy to provide it at no cost to support your protest.

Step 3: Present Your Case

BCAD may schedule you for:

  • An informal meeting with an appraiser
  • A formal hearing with the Appraisal Review Board (ARB)

You can represent yourself or work with a tax consultant—but either way, solid data like a comparable sales report gives you the upper hand.

Other Options

  • Request a payment plan if your bill is too steep
  • File for exemptions (homestead, over-65, disabled vet, etc.)
  • If needed, appeal the ARB decision through arbitration or district court

Final Thought

Don’t let an inflated property valuation go unchecked. Even if your protest doesn’t result in a major reduction, challenging an inaccurate or inflated value can help keep future increases in check. Don't miss the deadline—your wallet might thank you.
